@Jason Genovese We've encountered basically three kinds of lower income neighbourhoods:blue collar - moderate houses, a sense of neighbourhood exists, crime is not necessarily any higher than {lower} middle class areas.

I am excited to finally move to the area so that I can experiment with focusing efforts on targeting properties that are not listed on the MLS.So to answer your question - I think the NW Des Moines SFR and small 2-4 unit multi-family tenant demand is moderate to strong and I forecast it to continue to grow with the expected population  increases across the metro area.
