What Are The Top Questions To Ask Owners Of A Rental Property?

Hey Everyone, 

So I am looking at my first rental property this Saturday near Lansing Michigan. I am wondering what the most important questions are that I should ask the owner of this three unit rental property? What do I need to know about this property? Any suggestions would be appreciated!

I would want to know... 

The price

The last 3 years records of rent and expenses. How many evictions? How often are people moving in and out vs staying there long term. 

I would want to know of any problems or deferred maintenance. 

How are the utilities metered

On my own,  I would research what other triplex properties are renting for currently.
