Like most "investors" I guess you could keep finding enough desperate guys who'd run around estimating bids on properties that you never buy, until they figured it out, then you find a new dummie.

I think they are so desperate to save their houses, they sometimes grasp at straws.There is no requirement from the lender that your house as to be on the MLS for 90 days, but who knows what she heard.

If you believe that both tenants will pay you on time and they both are interested in renting your unit you can always try and get more money out of the other tenant. ( I would do this to the person or couple that appeared to really want to lease the unit very badly and desperately needed a place to live)For example, say to the girl or couple " I got another person(s) thats interested in renting this unit but they are willing to pay an extra 100.00 more each month.
