Get one drawn to specifically address your jurisdiction and situation.Some other things to think about: Insurance- You will need a non-owner occupied policy and you should require the tenant get their own rental insurance as well.Type of finishes or features in the home- if your home has granite, travertine, a swimming pool, jacuzzi's etc, a lease and option agreement should address the care of these items.

I'll take number 3:Use the BP search feature to look for books, there have been numerous threads on the best books for different types of real estate investing.
