Good morning BP Brothers and Sisters,I may be pulling the trigger on a packaged deal for 9 units (4 Duplex and 1 SFR) and 2 lots of land however wanted to get your take on how to analyze the deal. 

Dry the toilet off.  

Tenant drops a pot of water or let's the tub over flow and they don't clean it up(they are tenants) the tile won't care the hardwood will dry out and the laminate will be wet forever.

The last two years I almost pulled the trigger and bought one, but then I realize how much return I could get on a flip or rental for the same amount.

When it came right down to it, my guy would not pull the trigger.

Understand the numbers - do not pull the trigger until you are sure the numbers work.

I'm doing a lease with purchase option on 5 units as we speak...I recommend them though as I have learned from a previous post, I can trigger the due on sale clause...Don't know much about that but will learn as I go.

The point is, no one in 2008-2010 would buy these portfolios anymore so by Mark to Market accounting these 1 trillion dollar portfolio derivative securities were worth nothing or pennies on the dollar even though they were still generating a massive return regardless of how many foreclosures were going on.This plus so many practices are not happening anymore so even though the rates might go up, money might dry up, and the real estate market might take a downturn or level off, there will not be the cataclysmic fall out that you saw in 2008. 

So last night I dried up water then waited to see if I can catch where the leak was coming from.
