Reality is once you receive the eviction approval from the Justice Of Peace - very few tenants will contest the Eviction further as tenant has to Post One Month rent as a Deposit to proceed, so you would receive the Additional Monies at end of the process.

In CA, it's pretty well known that a spike in usage pretty much equates a pot growing situation.Just make it hard for them to do it in peace, and get rid of them as soon as possible, is my advice.

What it usually boils down to is you providing a place that is habitable, and not entering the property constantly (quiet enjoyment) so that they can't enjoy their unit in peace.

@John T, Lots of good answers here, but in a nutshell, I'd- Screen your tenants as if your financial life depends on it - because it does- Have six months reserve for PITI - Not just for Freddy and Fanny, but for your peace of mind, vacancies, cap expenditures- Use your notices; If rent is due on first, enforce it second business day it is considered late, period.- Exercise your right as a landlord to advertise availability of unit the day you receive notice from tenant.
