There is a large learning curve to not only know what to look for, but also finding people to do the work reasonably, as well as to manage them, etc.  

Investors work with real people.

Saw Michael's post just now where he discovered a guest had taken a small heater- which is really a bummer.

Many people forget to include a CapEx fund, Property taxes, and even the amount of Income Tax you'll pay on your monthly income.

Realistically, if rents can't keep up with costs over the longer term, fewer people will buy rentals and there will be fewer options for those who can't afford to or choose not to own a home.

Calculating ROI (CoC, Flow, Appreciation, etc)Would love to know how, and how often people are looking at the numbers to determine when to refinance, sell, or just track performance. 

The house is currently occupied by the people that the bank foreclosed on. 

  :)It is these kind of situations that create opportunity and value since many people don't have the resources or knowledge to see the potential and take advantage of it.
