If I am buying a property and need to get accurate real world info on the property - do not drag your feet in getting me the info needed to evaluate the property.

A finished basement or a detached garage are examples of things that can throw off the comps, so ask the hard questions and make sure your comps are accurate.

That being said, I'm very interested in understanding what technology you use to track your responses so accurately.

I use it to input all the variables and determine what the projected cash on cash, monthly cash flow and ROI will be.Having the calculator is helpful, but what REALLY matters is plugging in the most accurate data.

I would add that your numbers don't leave much room for error...make sure they are accurate.

I suspect if you look carefully at the listing it will say "information believed accurate but not guaranteed."

Id budget for problems.With your initial numbers done I would run this thru a good spreadsheet to get a more accurate picture of the performance.
