We have the VRBO ad put together and the Property Manager has been doing an expectational job helping with all the arrangements.  

You should only agree to pay per progress arrangement, and have a 3rd party to be your eyes on the ground. 

In our market, a duplex like the first one my wife and I bought that’s a couple blocks to the beach, staged really well, great pictures, good marketing, pays all of the debt service, taxes, insurance, and our net on the property is 50-55k a year.

I was the one to stage the home, used a professional photographer that was excellent and I was the listing agent.

If they don't want to clean it, then give them the name and number of a cleaner you've used and they can arrange to have it cleaned before you do the move out inspection with them.
