One lady has sold me several properties with this exact strategy because her adult daughter has had a history of drug problems throughout her life.

I have a 1 bedroom, 1 bath condo coming up for rent and have a 19 year old female who is relocating for college that is interested in my property.

I think the point of this thread was carried elsewhere due to an unhealthy sense of pride and adult ADHD.

Half of the Boomers have retired and the other half will be looking for places to retire.This is my demographic for my STRs: Boomers have money and they have time...and they have adult children with grand-babies.

First I looked through Probates that "Determine Succession to Real Property"In these, I easily found the info I needed, but all the properties were under 150k in value, which in California means they were all small Land properties.Then I looked at Probates for "Guardianship of Property", but this had to do with an adult overseeing a property where the executor was a child (in one case, they were 1 year-old).

Try just spraying the cat with water (fun excuse for adult to use a super soaker) each time it crosses on to your property.

I haven't dug into her motivations yet, but I can think of 20 reasons why she wouldn't: her adult children and adult grandchildren.What I do know is this: if the potential seller put her duplex into a trust and named a beneficiary, the beneficiary would inherit the duplex with a stepped-up cost basis.
