When Opportunity Knocks...

Hey BP, feel like I have an opportunity here and I need some help closing the "deal". Lets start....

I was put in contact with someone that was trying to sell.  This seller is 97 and I guess is a fire cracker.  She is selling a duplex in a great area of town, probably the best area.  I went and viewed the duplex and it was in excellent condition, slightly outdated and needed minor cosmetic repair.  Zestimate has this duplex at 350k, auditors website has the land and improvements at 258k.   I thought a more than fair offer would be 400k, she told me to kick rocks, she wants 500k.  After reviewing the duplex I learned that she has an empty house that nobody has been in for awhile.  Apparently, she doesnt want to sell the house because of taxable gains.  The empty house is right down the road from the duplex and I believe could sell for 350k or at least rent for $1600/month with a little bit of work.

My question is how do I make this deal happen with a lady who is stubborn on a price like this?  Trying to sort my way through seller-finance, lease-to-buy, or some other option.  I also have the option to pay all cash for both properties but again, she doesnt want to sell the house.
