In your case, it sounds like you have good jobs and not a lot of skill or interest in spending your nights and weekends smashing old drywall and hauling off junk.

You might want to dive deeper into this first to see how you would make it work.

Those tenants can often move in the middle of the night in a span of a few hours and be gone whereas as doctor office with heavy build out or a retail tenant with lots of installed fixtures takes much more work to leave.

I think factors like these can sway the pricing up or down a couple of hundred dollars a night or more and can have a big impact on the overall rent you can obtain monthly.

@Bill Brandt: After reading your post last night, I pulled over to the side of the road to consider it.

Orlando was literally built for tourism and already has specifically zoned areas and great resort communities with proven track records without the fear or local authorities or an HOA to take it away.Happy to dive deeper into this with more specifics if needed, but hope this has some value!

There a few other similar properties that get $1k a night on Air BnB, so I figured I should be able to get that and cover a good portion of the costs from Air BnB rent coming in during the summer.Any thoughts on my thinking process?

Or is this a dive head first type of an investment ?

We are here at 8:30pm the night before and they haven’t sent the wire for the funds and haven’t sent the numbers and my title company can’t draw up the HUD now.
