New OOS closing on first property

Hi,

New OOS investor here and am currently closing on a rental property in Scottsdale, AZ. I have looked/called various property managers and their 'estimates' seem to differ from rentometer and even BP's rent analysis. Was wondering if this is normal or how to go about finding a right property manager who sees the true value? 

P.S. if anyone recommends a property manager in the Scottsdale, AZ area, I would greatly appreciate it :)

Forget what the internet rent estimators say. What does the market show? What is Zillow/Trulia/Apartments.com/Realtor.com showing? Has your agent pulled rental comps that have had leases signed in the last 6 months or so?

I'd trust a PM or realtor with market knowledge of the local area over internet rental estimator sites. Those sites may give you a window into what to expect, but I would back up that data with what the market is currently looking like.
