There are 2-3 units coming on the market in the near future that I would like to grab as it'll be low overhead and I know the market rents, the building, and am on the board of the HOA.That said, I am having trouble getting financing.

I also think it's too long, but, what I was taught in marketing was that a letter had to grab you and make just a couple points, then if they are interested enclosures add more details.Now, yellow letters or mail campaigns are not my bag!

I've always had dreams and plans of investing in real estate but in my mind it has been a "some day" thing...until my wife and I had our first child four months ago, a beautiful baby girl, and in my line of work I'm not home everyday to spend with my family...more like once a week for a couple days at a time then back on the road!

I'm always open to grab a cup of coffee :)

@Jennifer Roth I'm going to try but I've got a wife and two young girls and didn't really have this on my radar before a couple days ago. 

We connected, chatted, grabbed a beer, shook hands and now have our third property (I think waiting on seller) under contract.

Another concern would be what if he meets a girl friend three months into college and wants to move in with her, will that income be diverted?

I am not treating this as a money grab to make an extra $215, more so to teach a lesson so I can avoid this in the future.
