I think throughout time popular demographics have pushed the idea that Rich people and hierarchy is equal to oppression  also the push of Oligarchy, and that ideology have grown drastically in the past few years and emphasize harder with radical left movements .

That would also give you some capital sufficient to put a down on a 2-4 unit property someplace else in the region,  though the condo is probably much lower maintenance and probably rents to a more affluent demographic than who might live in a duplex in lynnwood or burien, etc.If you want PM me and I will send you the contact info for the mortgage broker I use,  who has never failed to give me the most competitive rates and no drama.

Prineville/The Dalles come to mind as some of the places that quietly lured big tech. and local real estate values went way up.I heard that Target is one of the best population and demographic researchers, and they know where to build stores based on job populations.

Facebook is very good at targeting your audience based on demographics, income, interests, etc.Once you have their email address, you want to engage with them over several emails.

See what the condition of the units are in compared to the subject and see if you have room for updates and rent increases based on the comps.Get your personal financial statement together for all the managing members of the LLC, and all the financials and tax returns from the property, to include your proforma and summary of operations, because the lender is going to require them for their underwriting.Look at the local demographics and make sure the tenants in the market can afford any rent bumps you have planned.

and historic none appreciating markets.. the ONLY thing propping up those markets is investors refurbishing exiting homes for rental purposes.. simply because you can buy and renovate those homes for far less than replacement costs.and much of what happens of course is demographic shifts IE flight to suburbs but we are now seeing a reverse of that in areas were commute times are so bad  ( Atlanta )  and or the millennial buyer who just wants to uber and not own a car.Things you and I probably don't have much of a concept for..
