Is it normal for a landlord to have the tenant's pay for sewer, water, and trash?

If the utilities are in their name they might remember to shut off the water while they chat and if they don't no skin off your nose.Another thing to keep in mind is that sewer charges are often related to water consumption so excess water use bites twice.Sure once in a while you may get a tenant that stiffs you and if they have other damages you might end up eating the cost of a few months of utilities once every 10 years but that pales compared to the lost funds when you pay them yourselves every month on every property for those 10 years.

@Moly Yang I don't believe there is a law that requires a buyer and seller to use an attorney or title company to close, but it's just best practice to use them on all transactions.

Per the article, often these cases get settled (read: you pay the tenant $$$ up the ying yang for them to "go away".)* If the impending case above ends up favors tenants, it will make it that much more difficult to raise the rent to change the tenancy.

@Mickey Yang - I think you are talking about a property here in OKC - if so, I've recently replaced one (last fall/2022); and it was one that one plumber initially told me we be more expensive b/c it was deeper than six feet -so they would need to shore up the sides/per OSHA regulations.

Yes, we have stocks and Index funds but they are just numbers on a ledger we get every month, and the returns pale compared to what we make as land lords.
