Although my wife is emotionally tied to the home I am only tied to the equity which is making no money for me now.

You don't want to end up making an emotionally charged financial decision that could end up with a negative outcome.I would first make a list of all my expenses and try to cut out what I don't need. 

This is just a business deal, no emotions for me... there will be others and its just how it works.Also found they have a section 8 tenant on a month to month (that I was going to remove anyway) that has been in violation of section 8 rules (additional occupants)... the Housing Authority has been looking for proof adn now I have it (the seller said in writing that they have been doing this for at least two years).

Thoughts, mixed with faith, and emotion, become things.

Adding complexity, you're trying to compare what is mostly an emotional decision(owning your own home) versus a more purely financial decision(investing in real estate.)

Don't get your emotions involved and stay focused on your goal.
