Due to the VAs loan entitlement limits I can purchase up to $312,000 without a down payment.My home has gone up in value quite a bit in the last 2 years and I believe (will obviously get an appraisal to know for sure) it is worth $205,000.

@Kris V. as @Travis Sperr mentioned many lenders will allow you to get the loan in your name with conventional financing, close on the loan, then deed the property to the LLC.

There are reputable agencies that some of these VAs work through that perform background checks, monitor their work and give access codes to only the individuals who need to be privy to certain information.
