I am not a greedy person but i feel that a lot of brokers write now are to unstable to work for.

Document everything and do what you must to protect your good tenants from the mentally unstable tenant.

HOWEVER: I'm in a similar situation with a "bad" neighbor - he's mentally unstable & I'm pretty well convinced one of these days he's going to snap.

I don't think the site is generally more costly than the structure build until you start getting into unstable soils, steep hillsides or other things of that nature. 

You don’t have to make a payment due to the property being unstable for 12 months or so with a bridge loan ??

IMO it would be better to sit on the sidelines during this unstable time and save some cash.

As you have pointed out, the personal financial base of many in the US was unstable before the COVID pandemic.

The more people you have to having living there to pool income enough to qualify, the more unstable it is....... all it takes is one to bail and then things can go downhill fast......As landlord you want stable, long term tenants that at the first "bump in the road" the car wont go veering off into the ditch and burst into flames.....

Everything else can be fixed relatively easy, but an unstable foundation requires the side of the house to be dug up the wall fixed and the hole filled back in.

STR "may" have the potential to make more money, but it will require more work and it might be less unstable.
