Questions on building custom building cost Los Angeles, echo park

Hi BP folks,

I own a duplex that is zoned to add a stand alone third unit to make a triplex. After going through different options to build ( prefab or custom) I’ve decided to go custom because I’ll need to add parking (going two levels, parking on bottom living on top)

Im getting to the bid part with contractors and am wondering if anyone can shed light. 

The minimum has been $250 a square foot and I’m building around 1350 square feet. Does this seems reasonable? This doesn’t include foundation, new meters and electrical etc.

If anyone can shed some light on if that’s a reasonable price per square footage, I would be very grateful

Those terms are not opposites. Pre Fab does not mean off the shelf. You can get custom prefab built. It gets more difficult on small projects.
