RE Investors, what to look for on Inspection Reports in Cleveland?

I'm new to investing in Cleveland and I'm in contract on a few properties and just got the inspection reports back.   What are the most important things you look for?

I just happen to be sitting in cleveland today and was looking at our investments.

by and large this is older housing stock.

so home inspections can be very daunting.. your not going to take a 70 year old home and its going to be perfect far from it.

but main thing.

1. HVAC

2. Roof

3. Plumbing 

4. Electrical

5. sewer line to the street  get a sewer scope for sure.

6. make sure water is draining away from foundation.

most of the rest of the stuff on a home inpsection on these older homes from what I see is just on going maintenance items that are taken care of at tenant turn over.
