Those numbers are pretty tight.

I am also an agent in Central Oregon, which like Denver, is an extremely tight market.

Based on an appraised value of $255k and rent of $1,600, you're running VERY tight on a 1.0 DSCR at these interest rates.

The market here is pretty tight knit and the activity in those groups is a good way to get your foot in the door to those relationships.  

They will also have tight guidelines and likely the borrower will need to be very well capitalized and qualified.
