I just went into contract on my first SFR and the contract stipulates as is.

I added a few stipulations and after they agreed, I responded that I was fine with the extension via email.

Their rental insurance also covers them so if I did allow it, I was going to stipulate that they had to go through her so I could keep track of it, but it was something I was still trying to avoid unless the tenant was otherwise perfect and I couldn't find anyone else.  

Further it should also stipulate that the seller has to provide a copy of all invoices, permits and lien waivers before closing.

However, with that being said in 24 CFR § 203.604 - Contact with the mortgagor, there is a stipulation that says a face-to-face meeting is not required if a reasonable effort to arrange the face to face meeting is unsuccessful and that is detailed below."

I understand that there are still people that would be willing to sign such contracts as long as they have earnest money and are highly motivated, but what types of stipulations could a contract have that would make a seller more comfortable in working with a wholesaler..?     

My current lendor has  policy which stipulates a partnership arrangement with a GC/Builder on my new project to finance the deal.  

There may be a few stipulations (if any).

They've now been on the market for quite a while, likely because of this stipulation.
