I would buy a new white top freezer fridge with glass shelves (easier to clean on turnarounds and contains spills).

Like most deals the HOT ones jump off the shelves.

Painted all surfaces, refinished hardwoods, put in new countertops, backsplash and bar top, rebuilt deck, new HVAC, added custom built-in desk and shelving.

What is hard for me is to come up with a full and detailed scope of work on a sight-unseen property and most of the properties out here in SoCal are flying off the shelves.
