New investor from Sacramento

Hi everyone, I am a new Investor from Sacramento ca. I have been on bigger pockets for a few months learning from everyone on the forums and podcasts. I have done one deal a year and half ago that was a live in flip, now I currently only have my primary residents In West Sacramento. I would love to farm my current area but just can't seem to get into anything as I can't purchase with cash and the deals fly off the shelves at a high price. I am mostly interested in buy and hold. Any advise? I'm currently looking into investing in Kansas City since there is better cash flow and I do have some partners out there. Thanks everyone
