That's nuts.

One thing that makes all communities similar is the presence of nut jobs.

C) If the above makes sense you may have greater flexibility with the options you have with the multifamily you choose (or other investments that will take you closer to your Financial freedom number)D) if your primary goal is immediate cash flow, CA is a difficult nut to crack for that with multi-families at the moment.

It's on me for missing that in my budget, but my point is that it's nuts that  as an investor/landlord in MA, you have to incur a 25% cost for an activity that doesn't put any work into place.

You can read a lot but the nuts and bolts that will shape your working days come down to state and local statutes, how working with the local government (Housing Authority, building inspectors, etc) is done, and then all of the fun that comes with leasing and managing tenants.

Selling on amazon (FBA) has been fruitful, but requires some capital and time. 

For products catering to the middle/upper-middle class, you're not going to find such low-hanging fruit in any major market. 

The quotes I have included a bunch of silly things on them like "jewelry" protection which seems nuts.
