Otherwise, renovate the garage into a man cave, while keeping the garage elements to easily convert back with no or minimal cost in the future.

I pay the heating bill as part of their rent.

I've had to pay for some insurance premiums and some late penalties on property taxes but i can say, I've never been successfully sued in 15 years, because our process is well documented and its not a pattern or pervasive or malicious in intent (Some elements needed to sue in my opinion) if we make a mistake and, I've always made the borrower whole.

I own a 1 bed 1 bath unit overlooking downtown from a huge balcony, 1 car spot and free heat and hot water for $2200.00 and it has been sitting in the market for 60 days now. 

While this will be a notable milestone, the market is likely to achieve this feat because the sharp drop in housing inventory stems back to summer 2020, when the pandemic-era housing market began to heat up as mortgage rates tumbled and buyers made up for a lost spring.

I’d buy it today because for me the finish line isn’t a year from now, the finish line is 7 years from now, 10 years from now.And once the market heats up, buyers come out of the woodwork and you might miss that good property is hopes of being the one to snag it at a perfectly timed market bottom.Just my approach…..

Slowly but surely my eyes are awakening to the many avenues in RE.I suggest ignore the various "cast's" of any kind and start at foundational elements.
