We’ll definitely forgo the direct confrontation and let the HOA/homeowners, CPS/cop handle this one. 

They go home every night, they don't work weekends....if the company they work for goes under, they just move on to the next job.And it's ultimately fair....if you don't want to pay W-2 taxes, go buy a property or two, or three.

However, since I cannot forgo the unpaid rents in good conscience … it will be helpful to have your prospective or experiences with collecting debt in such circumstances.
