@Hari Mann, although not in NOVA, I have rented to college students and here are my two cents.....Good:  steady pool of applicants, Competitive rents.  

I am at the beginning of my journey (I'm in the process of purchasing a small property in Davie, Florida near Nova Southeastern University). 

There are lots of ways to learn more and get involved in the local real estate investor community in NOVA.

A buddy of mine owned a 5 or 6 pizza chains in the NOVA area, and the person who was managing it for him had actually been stealing from him for years.  

We will be moving to NOVA next year and I am hoping to continue my investment journey there.

Living in NoVA has made it challenging finding deals within our desired return.
