Looking for a friendly agent - DC, VA, MD

We will be moving to NOVA next year and I am hoping to continue my investment journey there. Although we will not be moving until next fall, I am starting to gather information about the market up there and looking for an agent who can help me understand the different areas of NOVA - MD and to locate some properties to purchase within the next 3-6 months.

I have experience with multifamily, but I've been told that it is scarce in that area, so I am primarily focus on SFHs or Town-homes (I prefer SFH) that bring monthly positive CF.

In Virginia, I am looking at the I-95 corridor from Richmond up to DC (Richmond, Fredericksburg, Stafford, Quantico). 

In Maryland, although I have explored it less, I am looking south east of DC (Oxon Hill, Temple Hills, Capitol Heights, etc.).

As you can see, my area is still pretty broad and I am looking to narrow it down before purchasing. I would like to talk with any agent and/or investor with knowledge in these areas and hopefully start working together.
