@Wayne Brooks I second that one Wayne.. anyone who is in this bizz that does not check lien status within a day or so of tying up a property is just going to run into this.I luckily I learned this about 2 months into my sales career way back in the dark ages.. and boy was I disappointed.. from then on when taking a listing or buying something first thing is check title mtgs liens ..

It can be done - it is done for out of town investors every day - but it is also very challenging and if the stat were kept and accurate, I believe it would show that a majority of investors who expect these to perform at their highest level are disappointed.
