I would expect to not only invest my money, but also to take on some level of responsibility so I can learn the business.Option 2: Find a smaller deal (6-16 units) and a property management company [individual] who is willing to tell me when (and why) my understanding is wrong; and is flexible enough to work with me as I get my systems in place to be able to grow as I get the experience.For either one, I am interested in primarily B-class properties (not adverse to students either).

Comps are always market driven and thus in a downturn become adverse to appreciation.An MFU is not exposed in that way as the value is driven by NOI.

These numbers will draw attention to not only What Changed, but areas that deserve your attention as an asset manager (not just a landlord).I've run almost a full decade with a 32% expense ratio (yes, self-managed) and only in the four years did extraordinary circumstances arise that really had an impact; fire and adverse eviction with large damages.Hopefully you ARE tracking GSI and NOI changes, so don't neglect Expense Ratio (yeah it's obvious that expenses are withing NOI, but the ratio will tell you why your GSI increase didn't achieve your expectations in the NOI)

There is no requirement that a specific form be used - - it can even be in handwriting.As a tenant, I would include:I will be moving on mm/ddI suggest you schedule a walk thru asapI will surrender possession on the date notedand I expect my deposit to be returned in accordance with the regulations of the State of ______.Sign, date, mail certified if there's an adverse situation like this.

Therefore, if you do not include expenses such as Property Management, Lawn Maintenance, Snow Removal, minor maintenance/repair (because you choose to do them yourself) you will adversely affect your Cash Flow if and when you do include them.
