This usually requires that wall to be repainted and adds cost.I also do not want my tenants to use 'touch up' paint at move out either.

You should look into the Harrisburg PA metro area; its a strong rental market (BRRRR in some areas and B&H in others) and for $200K you can expect to pick up 3-4 SFR rentals in a decent area that may require just a little cosmetic touch up if that.

I am also considering it for cabinets and trim (off site) which I would then bring in and install, with touch up paint for the trim cuts/nails after they go in.

@Amin Mutal, for flips that will take about 4 months, I want 15%-20%, with me managing contractors, and maybe doing a couple final touch up items (call it 2 hours or less).

Currently I have a tenat underpaying form a 5bd in Scranton only paying $710 that’s with a $50 increase last month the going rate for 4-5 bd is about $1700 units not in bad shape can use a touch up of paint but hey 5bd is 5bd!
