Call your attorney and have them start procedings.Regarding the other tenant, you may have to release him from his obligation on the lease if he is providing reasonable proof (restraining order, police report, etc) of a risk of harm or danger.

Hi, As part of my due diligence on a C class multiplex, I am planning to invest in, in south Houston, I got a police crime report stating that the police dept gets 10-11 calls/ month on that property, has 12 crimes recorded over the last 6 months.

I had a girlfriend come stay a few nights to avoid that. bosss got mad and fired me cause his new helper had nowhere to go .. rent is due tommorow, the landlord , my bosses friend showed up lastnite with the local police, told me " the lease is expired , you have 30 minutes to vacate the premises, or you wil be arrested for criminal tresspass. the cops backed him up ..

If the property was vacant when you purchased it and some time later the squatter moved in this would be trespassing...you could file a police report and then start the eviction process.

There are no signs on the street that says no parking, I called the police and they told me that rules reg. overnight parking is written on the internet, new residents should know this when they move in.

Regarding 1031- I do not see what net 5% ROI above can be achieved anywhere in suitable for me locations.Even in hot locations I do not believe in even double appreciation in another ten years.And after ten years I still have to pay the leftover capgains, plus useless depreciation.I think, 1031 just has no sense in this case (I'll not do 1031 forever, and my descendants have no plans to return to US).

Let's also say for instance her delinquent thug of a grandson comes over and visits frequently, with a group of his "friends" and eventually threatens the life of one of your other tenants, leading to many phone calls, police visits and filing reports, etc.
