Indianapolis Wholesaling Advice and Ideas

Hi all!,

My name is Steven and I have been a member of BiggerPockets for a year now. I took the following year to save money, learn about real estate investing, and start my own LLC. I have finally started the LLC and am ready to get into investing. My end goal is owning rental properties and working on rehab projects. I am currently a Police Officer, working full time, and though I have save a lot over the year, I have spent a lot of that getting things required to start my investment projects. I am looking to start by wholesaling in the Marion, Hamilton and Hancock Counties to raise capitol to start acquiring my own rental properties.

I have a great mentor who I served with in the military who has ventured into wholesaling and who has been profitable.  He however is an investor in another state, and we always talk about making sure things are squared away for investing in Indiana.  I have acquired a list of homes I plan to start mailing to this week.  I am seeking any advise from Indianapolis or other near by investors who have wholesaling experience.  I believe I have the general strategy down of getting leads on homes and making deals.  I am curious how other investors here operate in terms of assigning contracts, double closing, assuring they get paid, contract specifications, and so forth.

Would love to hear from Indiana investors but all feedback is welcomed regardless of your location!  I'm also interested to get perspectives from buyers on what you are looking for in GOOD wholesalers, and things one could do to stand out from the rest of the wholesalers in the business.
