I can make this simple so that everyone understands.If a broker/agent works with an investor they all have different buying criteria.You can work your tail off to find a property only to get beat out by another buyer in a multiple offer situation.Just because it is not on the MLS does not mean you will not have other bidders for the property.I control the property or either list it for the seller.This way if we get 10 offers I STILL GET PAID.I don't have to start the process all over again with a buyer because they lost out on that one and I made nothing on the deal and have to find another needle in a hay stack.I control the inventory then I make the rules.It really is that simple.

If your contractor takes bankruptcy and his attorney sees equity that could have been used, but could not due to your lending constraints, guess whose tail can be flapping in the wind.....go ahead....guess!

Selecting what to do has much to do with you, your ablities, goals, credit, money avaialble and personal preferrences, there is no better property per se.I suggest you study your tail off, get very good grades and stand out among your peers first and not be so concerned with investing now so much but pick up the basics and techniques a little as you go.

I'm also very sensitive to pricing, I was going to do some things free, my attorney jumped my tail, so did family and friends, nothing isn't fair either, but I think such information put out to the public should be around the cost of a decent lunch, no more.

If they rely on your promise and act in other matters expected under the circumstances and you fail, you can have your tail sued off, look up Tort Law.

Hello everyone,Just want to get feedback on my mailing and some advice on my next step.I purchased a list towards the tail end of November of absentee owners as well as got another from an agent I recently started working with as of last month.On my first mailing I sent 1200 postcards, received 3 calls, 1 appointment, no deals.On this 2nd go around, I have sent 500 "handwritten" standard yellow letters, 3 calls, 1 appointment, no deals.My market in Orange County, CA as many of you know is a tough market.
