What would you do with this deal?

Should I Wholesale it, Rehab & Flip It or Who-Tail It....

The particulars on this deal are as follows:

Asking Price: $100,000
ARV: $159,000
Repairs: $15,000 to rent $25,000 to flip
Rental Amount: $1450

What would YOU do...

I would REALLY like to add this one to my rental portfolio but I don't want to invest $15,000 in rehabbing it to bring in $400 a month! I like the thought of rehabbing it but the problem with that is I am in the midst of 3 other rehab projects AND I generally like a fatter margin on my rehabs although I would only need my rehab money as I have the deal subject-to. And lastly I could who-tail it (a combination of wholesale & retail) where I sell it AS/IS to an end buyer; however I finding the ideal buyer under this scenario could take some time and I am wanting to move FAST on this one!

Also, one important note on this one is that the exact same home a few streets over went under contract within days at $159,900 so it's tempting to rehab it and put it out there. I am leaning toward just wholesaling it but why not get the opinion of my fellow investors... GO!

In my opinion and calculations, $100,000 seems too much to pay for that property.   I would start my offer at $85K and not pay more than $90K.
