commercial loans/lenders require the property to be in an LLC but also will require a PG (Personal Guarantee) on the loan.

From pg 13 "a tenancy-at-will is created and the terms of the original lease still apply except the landlord can only terminate or change the terms with a sixty (60) day notice and the tenant can only terminate with a thirty (30) day notice."

Wouldn't the PG County areas (Capital Heights, Temple Hills, Oxon Hill) bordering DC have a better traffic pattern in rush hour heading towards Crystal City?

Honestly a kitchen like that is what Id expect in a $1200 a month 2 br in like Germantown or southern PG county.

One thing to keep in mind for investors looking at that is to know that setup is illegal in PG county.
