I think recently internet/e-commerce has posed a huge threat to the perceived value of commercial RE and the demand for it as well.

So my opinion doesn't have too much weight.

Banks will look at his tax returns and use the actual numbers from the schedule E's for the last few years.

I've bought a few places form them.Those contracts are ridiculously weighted towards the bank/auction.com.You PROBABALY aren't entitled to get the deposit back even if they had the wrong address on there.

Choosing the right fit for you may weight on the various types of units you plan to invest in and their location.

I don't know if it is more difficult to e-mail than post to youtube but I would think that would be safer.
