The degree to which this conflict of interest motivates behavior I think is what you are alluding to.I think what you are saying, and I don't want to put words in your mouth, is that you do not believe agents act on those conflicts of interest. 

This city for the mostpar t has left a bad taste in many peoples mouths.

But do investors have to be so “anal” about everything that comes out of there mouth?

Since there is no one centralized database like the MLS, deals are found all over the place (brokers, off market, loopnet, crexi, signs, word of mouth, pocket listings and contacting owners themselves). 

It made me a super-vetter.I LOVE being in this game, and while I believe we are in for an apocalyptic fall/winter that will make today's issues pale in comparison, I plan on riding it out to happier days!

I also have a rental property in Vegas in the centennial area where I have it occupied by section 8 tenants and I couldn't be happier with them. just wasn't sure if I lucked up or what.
