With this corona virus scare, how does the real estate prices look for the near term?

Here a present situation in 2023/2024 (post-pandemic and implementation of Early Resolution Program):-Lawyered up and serviced notice of eviction beginning of May 2023-Order to evict by default judgement granted October of 2023 (after many court dates due to extensions because of tenant avoiding service, ERP, and tenant not showing to court)-Sheriff comes to evict January of 2024. 

So far, all my tenants are paying, but this pandemic has made me question a lot of my previous ways of thinking. 

I have been looking into doing direct mailings but with this pandemic going on I don’t even know if I should start direct mailings or should I wait for everything to calm down?

But it has nothing to do with this pandemic, in is really just part of my overall strategy of recycling my money to grow.

We've even filed claims with SayRhino when a tenant has been unable to pay due to the pandemic and had to break their lease.

We never made that much during the "pandemic."  

A lot of these southern beach & mountain towns have been supporting STR for 75+ years, long before Airbnb was a thing, so they’re very comfortable with it and it’s a built-in part of the community.3) The Southern half of the US is more forgiving if your property is out of service for a couple months (a flood, property damage, coronavirus) bc you earn year-round revenue.
