The JOBS act allowed people to advertise (it was a federal crime before).  

We've been looking into acquiring suitable properties with our agent but the issue we're running into is the licensure specs (Maryland) contemplate owning/leasing the property before applying for a license (background - grandfather started the process 8yrs ago but deal fell through - given his professional status he was able to waive many of the licensing hurdles so not concerned about hiccups in the process). 

@David Yandel I have a pretty reputable insurance agent that I can share with you.

It it's a foreclosure, It would have to be the owner or a real estate agent.

You will meet local investors, agents, wholesalers, title companies, etc.

I have made offers, received countless emails from wholesalers and agents but still no deal.

I've done a ton of investigating including talking with an agent, real estate attorney, and going to the county to pull records.
