I figured I could possibly convert the upstairs 2 bdrm into a 3bdrm (1800 sq ft should allow for 3 bdrms), and the downstairs into a couple of 1,500 sq ft 3 bdrm units - provided the layout works.Im just wondering if anybody knows more about multi-use zoning rules and/or what my chances might be to pull something like this off.

I would pull the mortgage and assignments out and stack them in chronological order.When you identify the last owner of the mortgage, when you contact them be prepared to show them the full chain of ownership including the last assignment of record showing them, they are the owners.

I would assume this is on a per lender basis to keep them from overextending, but subsequent lenders would also see it when pulling your CR.

If it is listed, or has been listed, on the mls, you should be able to see some photos and get a good idea of the rehab needed.Agreed...though his mention of direct mailing implied to me that these would be yellow letters to a pulled list (not MLS)...
