Find an interest only product that allows over payment and yes you can clear the total faster than on a repayment basis (often approx 3 years quicker on a 25 year term) Ask a broker to explain how that works.Or structure the portfolio to sell a proportion to clear balances before the terms end (slightly higher risk).2) Is my 'forced appreciation' strategy correct?

there is definitely a benefit to holding onto properties forever, but you can accelerate your profitability and return on the original investment much faster if you sell those properties and exchange them into a profititablemulti family in a growing market
