I'm not familiar with termites as such, but have worked with insurance and know that it's wise to be cautious when it comes to bugs/mice/ect.

These are just a few things to be cautious of:- Proper contract signed, and goes to a lawyer- Deposit goes to a lawyer- Sellers disclosing defects with the home- Do your due diligence, make sure the home is not above marketprice- Make sure you are dealing with the home owner, not a tenant or airbnb guest, anyone can sign a contract!

Now, I may be a whole lot more timid than you, but personally I'd be cautious about diving in without any built-up buffer to cover what you already have. 

@Faysal Alam you are on the right path but you also need to be cautious to not get into the wrong thing without the proper ressources.  

Still willing to move forward but will be more cautious during this time regarding my calculations and risks. 

No need to completely pause but be cautious. 

Just be cautious, if you need a new tenant, with folks whose entire rent isn't covered by sect 8.

If this is your first investment, I would be cautious of this route.
