Why hasn’t this sold yet??? 11 units for 175k not in a war zone

This is a listing i have recently seen and want to jump on. It looks like a great deal on paper with the asking price of 175k and rents ranging from 550-700. But a couple things are making me to cautious to move on this. The properties have been on and off the market 2 or three times now in 170 days. And they are in a c class areas where every other house is a multi family. Another is how cheap the asking price is and how great the cash flow looks. There has to be a reason there investors in the area haven’t scooped this deal up by now, right? What am I missing? Are these things I should be worried about or am I overthinking this and could possibly miss out on some great cash flow if I don’t act soon.

( investor package deal! 3 multi family homes with a total of 11 units. All units are rental certified and all are leased through October 2019. This is a turn key investment with a great return and cash flow. Units have been maintained and updated when needed. Price includes address #1, address #2 address #3. Price is for all three properties as one package.
