It is a lower quality finish than hard wood floors so it would reduce value of the home.Most your value increase comes from updated kitchens and bathrooms or adding living space.

Good morning everyone I have just finished reading "How to Invest in Real Estate" and I thought I would make a post and see if anybody out there has any advice..

We later upgraded some finishes ourselves in order to avoid paying contractors (kitchen backsplash,  open shelves, etc).Feel free to pm me with questions on the process.

If not, what thoughts do you have on painting it - it has a high gloss finish so not sure if latex paint will stick without some preparation- possibly oil based Kilz.A few photos of part of the hallway and one of the bedrooms is shown below so you can see what we are dealing with.Appreciate any input or thoughts on options . . .be they painting of any other suggestionsThanks again!

My husband was putting finishing touches on a duplex when a potential RENTER wandered up.

Don't allow anything stored outside their designated areas.If finished basement, I'd look into the possibility of giving access to only one of the units and charging increased rent to that tenant. 

My husband and I recently finished remodeling the other half of our duplex and are ready to rent it out, Yay first house hack!!..

You could try using hard money and finishing somewhere where you put 15% down and use them to fund the rehab as well, then refinance with a mortgage company. 

So if you are unable to finish the build, or if it doesn't sell he gets to keep the land and whatever improvements you added to it.
