Need to list rental during holiday season...What kinda lease ??

Help! Total Newb here. My husband and I recently finished remodeling the other half of our duplex and are ready to rent it out, Yay first house hack!!..I The rehab took way longer than I thought..duh..So we missed the spring/summer rental season...my question is what lease should I use? MTM? 6 month? 1 year? I was thinking 6 months to get me to Spring and renew to year lease then. Does it matter ? im I over thing this? Thanks again guys. This website and communuty was a big help during this journey !  Also we are in Los angeles market if that helps
