We do have another duplex in the same area that the vacancy rate is around 2% because the area has 2 universities, multiple parks and is close to down town.

I have built up thousands of retail and multifamily contacts over the years to search for properties for my clients.Some commercial brokerages like to do volume and work for peanuts.

But the other one was built in 1993.

It's a touchy situation though as we live in a college town and with an eviction I've got the cost of eviction, plus, my only hopes of renting it out at this point in the year would likely mean receiving $2-300/month less for the next 10 months.  

Same areas near Hillside shopping complex(Target, Holiday Inn) tend to be B- whereas the rest of the town is a solid C+.

As was mentioned by many on this thread, there are no new games in town

I'm sure we've all seen them in our towns, large retail strip centers, the facades look old and dated, the center is 50% occupied at best.
