Obviously you’ll still need a property manager since you’ll be unreachable for extended periods, but when you’re looking for an investment, try to get the newest, nicest three-bedroom house you can afford, in the best neighborhood, with the lowest crime and the highest rated schools.You’d still need to run the numbers to make sure things still cash flows, but by getting into an “A+” to “A-“ neighborhood, you’ll attract better tenants who are willing to pay a premium to live someplace nice, which means they’ll probably take care of the place so that it will stay nice.

@Cameron McNulty yes the lease ended on the first however this is my first property and we only gave them a notice of non renewal verbally because it said in the lease I inherited from the last owner that the lease would terminate unless I extended it.

Greetings,I'm trying to get some clarity on a definition in a lease: Term of LeaseExample:Term of Lease: This lease shall commence on the___ day of (month), (year), and extend from month to month until:_______.Below this statement is then stated : Either landlord or tenant gives the other written thirty(30) day notice of termination of lease agreement.So, if the Term of Lease begins on the 1st of the month, when, based on the above info, does the tenant need to give notice to vacate?

I'm down state in New York, and if I filed right now, I'd be looking at getting an actual court date maybe sometime in the summer, and that's assuming the eviction ban doesn't get extended again.

If it is a reputable insurance company, it can be a good deal.They understand they need to find a suitable place and a short term lease, so are willing to pay a premium.If they want less than a 1yr lease, add a premium for say a 6 month lease which automatically extends into a month to month lease with an additional premium.Most times the negotiation is done by a 3rd party on behalf of the insurance company and lest assure you are not the only landloard they are speaking to.
